Description:
The Director of Facilities is responsible for the maintenance and management of Conservancy properties, including buildings and equipment, and for the protection of such property as necessary. The Director of Facilities is also responsible for the transportation of certain art objects, aid with exhibition installations, and for maintaining a staff to support these functions. The Director of Facilities must work closely with all Conservancy senior leaders, the Chief of Security and Safety, and the Brandywine River Museum's Curator of Collections and Registrar. Directly supervises outside contractors and staff members.

Primary Duties & Reponsibilities:
• Manages the Facilities Department and its operating budget and prepares its annual budget. Consults with other senior leaders as necessary regarding use of funds budgeted by other departments for maintenance, repairs, and special projects.

• Prepares, with the Director of Finance and Administration, Executive Director and other appropriate staff members, the capital budget. Manages the department’s budget.

• Supervises and trains maintenance and custodial staff assigned to the Facilities Department.

• Maintains as-built plans of all Conservancy facilities. Maintains property maps.

• Recommends equipment purchases and remains informed regarding equipment available for use. Maintains all Conservancy equipment, in coordination with senior leaders.

• Maintains all Conservancy buildings and grounds, as assigned, especially in the village of Chadds Ford, and coordinates such activities as necessary with representatives of the Environmental Management Center.

• Regularly examines and remains aware of the status of all Conservancy buildings, grounds, and equipment, especially in the Chadds Ford area.

• Handles works of art and installs Museum exhibitions with the guidance of the Museum's registrar and curatorial staff and helps supervise and train others in the handling of works of art.

• Oversees construction projects. Receives bids on construction and maintenance work.

• Manages personnel matters related to the facilities staff.

• Represents the Facilities Department at staff meetings.

• Coordinates garden maintenance and supervises the Coordinator of Horticulture and provides personnel management for the gardens' staff.

• Maintains a schedule, in priority order, of maintenance-related tasks to be accomplished.

• Plans for and supervises maintenance operations during floods, snow, and other special conditions.

• Maintains lists of vendors of supplies and services and maintains the primary relationship with vendors.

• Establishes and maintains ethical procedures and safety procedures for maintenance staff members and others using properties. Coordinates all necessary activities and schedules with the Security staff.

Education and Experience:

Bachelor’s degree with five to seven years experience in facility maintenance and management operations. PE and or CFE preferred.

Specialized training in a building related field (HVAC, refrigeration, etc.,) is desirable.

Qualifications:

Qualified candidates should have an extensive knowledge of and experience with management of physical property of the type owned and utilized by the Conservancy, including land, buildings and equipment, and including (but not limited to) HVAC systems, electrical systems, plumbing systems, on-the-road vehicles of all types, heavy machinery, wood and metal shop equipment, painting, general building maintenance, paving, masonry, and horticulture. Ability to operate the equipment and/or systems described above.

Ability to perform responsibilities on all Conservancy properties, both natural sites and highly maintained sites.

Available transportation to and from the workplace and to such other sites as may be necessary. Ability to commit such hours as are necessary to complete assigned responsibilities.

Experience in personnel management. Verbal fluency in English and demonstrate ability to successfully communicate orally and in writing.

Experience in contracting with and supervising outside contractors and consultants.

Ability to devote time, at any hour, as necessary to perform duties, to perform indoor and outdoor work and to travel locally and long distance.

Must be able to operate heavy and light maintenance equipment.

Must be able to lift 40 lbs. Must be able to bend, stoop and kneel.

Must be able to shovel snow.
